An Assured Shorthold Tenancy (AST) agreement is an agreement for residential tenancy whereby the yearly rent is not more than £25,000.
Another requirement for AST is that the initial fixed term should be, at most, three years.


This agreement provides an assured tenancy to the Landlord, which means that the Landlord has complete control over regaining possession of his property after the fixed tenancy term ends.


All the requirements and provisions for AST agreements are mentioned under The Housing Act 1988 and in the amendments made by the Housing Act 1996.


Some of the major requirements are that the tenant should be an individual, the tenant should be given a separate accommodation, and the dwelling of the tenant must serve as his principal home or property.


The agreement cannot be considered an Assured Shorthold Tenancy agreement if the Landlord rents out his property to a company, receives very low or no rent at all, or receives rent more than £25,000.


Other factors that prevent an agreement from being AST are if the rented property serves as a holiday home if the tenancy is provided by the Landlord who is a tenant in the same property, or the agricultural tenancies with land more than 2 acres, or if the residences entered before January 15, 1989.
